GULF HARBOUR MARINA CONDOMINIUM ASSOCIATION, INC
BOARD OF DIRECTORS MEETING
September 19, 2024

IN ATTENDANCE
Board members in attendance: Mr. Doug Duncan Mr. David Kelley and Mr. Kirk Hamilton. Mr. Craig Anderson and Mr. Mike Needler, on the Zoom call. Also in attendance: Office Manager, Tina Gerhardt, and Dockmaster, Austin Bynum Attending via Zoom call two (2) slip owners.

CALL TO ORDER
President Duncan called the meeting to order at 8:01 A.M and announced that all five of the Board members are in attendance. Mr. Needler confirmed that proper notice had been made forty-eight (48) hours prior to the meeting.

APPROVAL OF MINUTES
The Board had previously reviewed the second draft of the August 22, 2024 minutes. Mr. Needler made a motion to accept the minutes as presented, Mr. Anderson seconded the motion, and all Board members voted to approve the motion.

TREASURER’S REPORT
Treasurer Anderson reported the August Financial Operations report was not available. The balance sheet for August shows a cash position of $2,376,092 (operating cash $1,037,225 and reserves $1,338,867) Receivables are in good shape.
The Hurricane Ian expense is winding down and the board is to review the balance in the account and determine its application within Florida state condo laws.
Mr. Anderson made a motion to accept the financial report as presented, Mr. Needler seconded the motion and all Board members voted to approve the motion.

MARINA APPEARANCE COMMITTEE
Mr. Kelley, Director Marina Appearance/Buildings and Grounds and Dockmaster, Austin Bynum reported on recent completed projects in the Marian. Mr. Kelley commended Austin for doing a superb job during the completion of all the landscape work. Dockmaster Bynum reported on the status of several projects: landscaping, pavers, sidewalk replacement, irrigation and GHM Decals added to new dock boxes. Mr. Kelley reported that the parking lot repairs have been completed and contractors are in the process of sealing and re-striping the parking lot.

SECRETARY’S REPORT
Mr. Needler, Secretary, reported that a new GH Marina Newsletter, prepared by Office Manager, Tina Gerhardt is ready for mailing. This newsletter will be prepared and sent periodically between Board meetings. Minutes have been prepared and posted to Marina’s website after approval. Mr. Anderson noted that he had received his copy of Lakeland Boating and noted the GHM advertisement in the October issue.

OLD BUSINESS
Mr. Duncan reported that contracts were completed for both Marine Max and Gulf Harbour Yacht Club. Mr. Duncan and Mr.Eberhard, GHCC General Manager and determined that there is no agreement in file for “Slip Usage by Boaters while dining”.

NEW BUSINESS

  • The Board reviewed requests from an owner to add slip-tie systems to the docks. The Board did not approve this request. In further discussion it was agreed to continue the policy of allowing attached bumpers to the wood docks.
  • The Board discussed the electric billing. Mr. Duncan will be handling the issues related to the faulty meters.
  • Renewal of rental leases for 2025 is being processed. Dockmaster Bynum and Office Manager Gerhardt are handling. Mr. Duncan directed Secretary Needler to review the rental pool lease documents with Austin Bynum.
  • Austin Bynum reported that marine contractors will be on site in three weeks to reset certain poles.

NEXT MEETING
Next Gulf Harbour Marina Board meeting date will be at 8:00 A.M. on October 24, 2024 (the fourth Thursday of October) in order to allow additional time for accounting.

ADJOURNMENT
Mr. Needler made a motion for adjournment and Mr. Anderson seconded the motion and all board members present voted to approve the motion. Mr. Duncan announced the adjournment of the meeting.

  • Dec 15 (Charlotte County Boat Show edition)
  • Dec. 29 (Naples Boat Show edition)
  • For 2025, it is recommended adding the St. Petersburg/Tampa show in January, with consideration for the Miami int’l, Palm Beach Intl, and Ft. Lauderdale Intl shows. TBDiscussed.

Thank you for reaching out regarding the updates for the Marina Clubhouse/Chart Room. Per our conversation, I have listed the recommendations that I feel would create a new look – but not break the bank.
ALL CHANGES STILL IN THE NAUTICAL COLOR THEME

  1. Recover the conference table chairs
  2. Stripe the “Pocket Doors” wall – BLUE/WHITE
  3. Move the love seats/chairs to the main room and depose of the very “worn” furniture/rug/accessories
  4. New Furniture for the Chart Room.
  5. New Rugs and Lamps both areas
  6. Recover all of the dining table chairs
